Home Watch & Concierge FAQ

Is Sarasota and Charlotte county a high-risk area for vacant homes?

It carries meaningful risk. Florida’s Gulf Coast location places it in a recurring hurricane path, and its many canal homes add salt-air and surge concerns. Combined with intense summer thunderstorms and humidity, an unattended house can develop mold, leaks, or storm damage quickly. Regular home watch is one of the most practical ways to reduce that exposure when owners are out of state.

Will home watch help me meet my insurer's requirements?

Often, yes. Many Florida policies contain vacancy clauses that can restrict coverage on homes left unoccupied for extended periods without oversight. Documented, timestamped home watch reports help demonstrate the property was regularly monitored. Coverage terms differ, so confirm with your carrier how long a home can be vacant and what documentation they expect from you.

What is the difference between home watch and house-sitting?

House-sitting means someone lives in your home while you are away. Home watch is different: a licensed, insured professional makes scheduled visual inspections without staying overnight, then reports findings with photos. For most Port Charlotte snowbirds, home watch offers consistent, accountable, documented oversight without the complications of having someone reside in the property.

What exactly is included in a home watch visit?

Our standard visit covers a multi-point inspection of both the interior and exterior, checking for visual signs of water damage, pests, and security breaches. You can customize this checklist based on your home's unique needs.

How frequently should someone visit my property?

Most clients opt for weekly or bi-weekly visits. The frequency often depends on your insurance policy requirements and personal peace of mind. We can scale the schedule to match your property's vulnerability level.

We have per-visit billing for seasonal needs along with hourly rate for concierge services.

Are there additional surcharges for emergencies?

Emergency visits or immediate response tasks outside of regularly scheduled reports will be billed hourly. This ensures our team is available 24/7 to prioritize your property's safety. Insurance & Compliance

How does home watch support my insurance requirements?

Most insurance policies require regular property inspections when a home is vacant for extended periods. Our professional service provides a consistent record of care and presence, helping to maintain compliance with your policy's terms.

What documentation do you provide for claims purposes?

We generate digital reports with time-stamped photos and GPS verification for every visit. This documentation acts as essential evidence of maintenance and due diligence should you ever need to file an insurance claim.

What should I confirm with my insurer?

We recommend asking your agent about specific 'vacancy' or 'unoccupancy' clauses. Confirm if they require a specific visit frequency and if professional documentation from a registered service provider like us fulfills their oversight criteria.
